Mold in a Cleveland Double: What Travels Between the Units

One basement, two households, one set of pipes running past both. A Cleveland double shares far more air than the people living in it expect.

The up and down two family went up by the thousands across the near west and east sides in the streetcar years: stacked front porches, a flat on each floor, two front doors or one shared stair hall. Upstairs and downstairs are separate addresses on the mail. Below the first floor they are one building with one foundation, usually one laundry and a single set of chases carrying pipe from both kitchens and both bathrooms up to the roof. You find them by the block rather than one at a time. Lakewood is thick with them, street after street. So are the older stretches of Ohio City, Old Brooklyn and Garfield Heights, where a double was simply how a working family bought a house and covered part of the note with the rent from upstairs.

We are the front door here, not the crew. An independent inspector does the walkthrough and writes the findings. Nobody from this site sets foot in the basement.

What do the two units actually share?

Start with the list, because it is longer than most owners think.

One basement, one set of foundation walls and one floor drain. Whatever is damp down there is damp for both flats.

One laundry, usually. A dryer venting into the basement rather than outdoors dumps a load of warm moisture into the shared space every time somebody runs a wash.

One stair hall in most of these houses, running from the basement door to the second floor door. It behaves like a flue.

Stacked bathrooms and stacked kitchens over a common wet wall, which means one vent stack and one drain line serving both units. A slow leak at a joint on the first floor lands in the basement ceiling and wets the framing under the upstairs bath.

In the oldest of these houses, balloon framing. The studs in the exterior walls run in one uninterrupted length from the sill plate to the attic with no blocking between floors. A wet sill in the basement can send damp air and odor up a stud bay into a second floor closet without passing through a single room on the way.

Then there is the storage. In most of these houses the basement is where both households keep whatever does not fit upstairs, which means cardboard, paper, old furniture and carpet remnants stacked against the coldest walls in the building. All of that is food. A bare block wall with a damp patch is a slow problem. The same wall with boxes leaning on it is a fast one, because the cardboard holds moisture against the masonry and hides the growth from anybody walking past.

Why does the upstairs flat notice it first?

Air in a house shaped like this goes up. Warm air rises through the stair hall and the open stud bays and escapes through the attic. The house makes up the difference by pulling air in low.

Low means the basement. The lowest and dampest room in the building is the intake for both flats. The upper unit sits at the top of that column.

The upper flat also has the attic over it, which in these houses usually means the thinnest insulation and the hardest working furnace. More furnace hours means more air moved. If a unit's return ducts run through the basement, which in a double they nearly always do, that system is sampling basement air every time it fires.

So the familiar complaint makes sense. The downstairs tenant says the basement smells. The upstairs tenant says the apartment smells and their head hurts. Same source, different distance from it.

An empty flat changes the math again. A vacant upper unit with the heat turned down leaves cold surfaces sitting above a warm damp basement and the moisture heads straight for them. A vacant lower unit with nobody emptying a dehumidifier or noticing a wet corner does the same in reverse. Doubles that sat half empty for a season are a common reason a smell nobody remembers arrives all at once.

The order that answers who has what

Start with the building rather than the household.

The instinct in a two family is to look sideways: too many showers downstairs, laundry hung indoors, a window kept shut, heavy cooking. Occupant habits matter at the margin. They are almost never why a hundred year old double smells musty in March.

So the first look is the shared basement: the perimeter walls, the cove joint, the rim joist, the area under the front porch, the base of the stairs, the floor drain, the dryer vent, the framing under both bathrooms.

Then the reading that settles the argument. Three air samples taken the same day, one in the lower unit, one in the upper unit and one outdoors. Read against each other they answer two separate questions. Is the upper unit elevated compared with that day's outdoor air? And does the upper unit's profile resemble the lower unit's air or something of its own? A high reading in both flats matching the shared basement points at the building. A high reading in one flat while the other is clean points at something inside that flat.

Timing matters for that comparison. Both indoor samples should be taken the same day by the same person, with both flats closed up for several hours beforehand and nobody vacuuming or running a window fan. Samples taken a week apart in two different sets of weather do not compare. That is the mistake that leaves an air test settling nothing.

Surface sampling has a narrower job here: confirming what a specific stain is before somebody opens a wall.

The outdoor sample is not optional. Without it the indoor numbers mean nothing, in any season.

Fix the building and then the air path

Two jobs, in that order.

Dry the shared basement. Move roof water away from the foundation, correct the grade at the corners where the porches sit, vent the dryer outdoors, run a dehumidifier that drains to the floor drain instead of a bucket somebody forgets and get stored cardboard up off the slab. Then repair whatever the inspector actually found: the cove joint, a failed parge coat, a weeping supply line.

Then close the path between the basement and the flats. Seal the penetrations in the basement ceiling where pipes and wires pass through, block the stack chase where it leaves the basement and seal the top and bottom of open stud bays where the framing allows it. Hang a proper door with a sweep at the top of the basement stairs.

What not to do: try to solve one flat by pushing air around. Running a strong exhaust fan in the lower unit can pull more basement air into the building. Sealing the upper flat tighter without drying the basement moves the problem instead of ending it. Air in a shared building pays no attention to the lease, so the repair has to happen at the source both units are drinking from.

Can mold in the downstairs unit affect the upstairs apartment?

Yes. In a Cleveland double it is normal. The units share a basement, a stair hall and in older houses uninterrupted stud bays, so air moves upward out of the lowest and dampest space into the flat above. The upper unit often reports symptoms first even though the visible growth is downstairs.

Both flats smell musty. Where should testing start?

In the shared basement, with air samples taken the same day in the lower unit, the upper unit and outdoors. Compared against each other, those three readings show whether both flats are carrying the basement's air or whether one of them has a source of its own that nobody has found yet.

Each unit has its own furnace. Does that keep the air separate?

Not really. Separate equipment does not mean separate air. Both systems usually have return ducts running through the same basement. The stair hall and stud bays connect the flats whatever the ductwork does. Separate furnaces change who pays the gas bill, not where the air comes from.
