Little Italy climbs the hillside along Mayfield Road below Lake View Cemetery. The stonecutters who carved the monuments up the hill settled these streets. The houses they built are close-set frame homes from roughly 1900 to 1925, on Murray Hill Road and the short lanes running off it. Nearly every one of them is cut into the grade.
Each lot is held by stone and block retaining walls. There are a few feet between buildings. Driveways run downhill into the side of a house rather than away from it. All of that puts the hill, along with the loose fill packed behind those walls, in direct contact with the back of the foundation.
The result catches nearly everyone out: in these houses the wet wall is the uphill one. People expect damp on the low side where water would pool, so the real source goes unread for years while somebody repaints the wrong end of the cellar. Why is the uphill wall the wet one on Murray Hill?
Water coming down the slope arrives at the back of the foundation under pressure. Rain and snowmelt soak into the hillside above the house, then travel down through the loose fill behind the retaining wall until they hit the first solid thing in the way, which is your uphill foundation. This is not standing water. It is water moving sideways with the weight of the hill behind it.
Two effects follow from that. The damp shows highest on that wall rather than only at the floor, because the water is arriving partway up instead of seeping in from below. And it peaks during a thaw or a long rain, then eases off within a dry week, so it never behaves like a leak and never gets treated as one.
The stone and block retaining walls are part of the drainage system whether an owner thinks of them that way or not. If a wall is bulging, if its weep holes are plugged or if the stone behind it silted up decades ago, everything that wall was built to relieve ends up pressed against the house instead.
What can be done about water that arrives behind a retaining wall?
More than owners expect, though the work rarely starts at the house. Restoring drainage behind the retaining wall, intercepting flow at the top of the lot, redirecting a driveway that funnels straight at the foundation: those are the moves that take pressure off the wall. Interior drainage manages what has already gotten in. It does nothing about what is pushing.
That is why an inspection in this neighborhood has to go outside and uphill. Reading moisture on the cellar wall gives you the symptom. Walking the grade above it, the neighbor's retaining wall, the driveway pitch and the state of the fill gives you the cause. On a hillside this tight the cause is frequently not on your own parcel at all, which is worth knowing before you hire anybody.
The houses add one more complication. Frame homes of this era have narrow cellars with stone or early block walls, low headroom and the furnace planted in the middle. Storage goes against the perimeter because there is nowhere else for it. That is precisely where the uphill damp lands, so cardboard, wood and old carpet sit in it undisturbed for years. Clear the wall first, then have someone read it while it is bare. Tell us the street and which side of the house sits into the hill.
