Mold Testing in Berea, OH
Berea was the quarry town. The sandstone cut here went into foundations, curbs and grindstones all over northern Ohio. Two worked-out quarry basins inside the city are now Coe Lake and Wallace Lake. A lot of the older houses in town sit on that same local stone, which puts the material and the hole it came out of within a few blocks of each other.
Ground around those old basins holds water high. Below-grade walls stay in contact with damp soil most of the year, which is a different situation from a house that gets wet after a storm and then dries out. The East Branch of the Rocky River cuts through town toward Berea Falls and carries off the surface water. What is sitting under the houses stays put.
Testing has a specific use in that setting. It names what is growing on a wall that has been damp its entire life and it puts a figure on the air, so an owner can tell an ordinary old cellar from one that needs work. What does old quarry ground do to a sandstone foundation?
It keeps the wall damp from the outside in, all year. Sandstone is porous by nature. Soil water moves into the stone and out through the mortar joints, then evaporates off the inside face of the cellar. That is the material behaving normally rather than a defect. Where the surrounding ground stays wet most of the year, though, the inside face never gets a dry spell, so anything organic resting against it stays colonized: joist ends, wood shelving, stored paper, the back of a workbench.
This is why a surface swab on its own can mislead you in a Berea cellar. Growth on old damp stone is expected. What matters is how much of it there is, what kind it is and whether any of it is reaching the rooms above. Answering that takes an indoor air sample read against an outdoor sample from the same day, plus somebody who has seen enough of these cellars to know what an unremarkable one looks like.
The fixes that follow are unglamorous. Get joist ends and sill plate out of direct contact with damp masonry. Keep organic storage off the floor and off the wall. Move air rather than parking a dehumidifier in one corner. None of that requires opening up a wall that has stood since the quarries were still working.

The people living in them do not own them. Frame houses on the streets around the campus were divided into student rentals a long time ago. Tenants turn over every year or two. The cellar holds the furnace and a washer. Most residents never go down there at all. The ones who do are looking for a laundry basket rather than a wet wall.
So the loop that catches a problem in an owner-occupied house never closes here. A slow drip at a supply line, a floor drain whose trap has dried out, a dryer venting into the cellar instead of outside: any of it can run through several tenancies before it becomes a smell somebody bothers to report. By then growth is established at the joists over the wettest corner and nobody can say when it started.
For an owner, a documented test is the inexpensive version of that conversation. It fixes a date, a location and a measured condition, so a tenant complaint and a repair record line up afterward. For a tenant it is the difference between being told the house is old and being shown what is in the air. Either way the sampling is done by a pro with no cleanup work riding on the result.
